Directors present:  Jim Gibbons, Earl Luff, Omar Kadaster, Carol Shaver.
Directors absent: Paul Jones
Others present: Lewis Shaver, Antonio Esporma, Thom Kanaan, Don and Dottie Riebe, Fumiko Takemura, Dick Harchol, Jason and Stephanie Cleveland of Association Services.

The meeting was called to order at 7:00PM by the Jim Gibbons at the TurtleRock Community Park, 1 Sunny Hill, Irvine.  The minutes of the October 4, 1999 were approved as submitted.

HOMEOWNER'S FORUM
None

FINANCIALS
Mr. Luff moved to approve the Financial Report for the month of October.  Mr. Gibbons seconded and the motion passed unanimously.

ARCHITECTURAL:
Kline, 8 Bethany, garage door.

LANDSCAPING:

OLD BUSINESS:
Lights.  Management reported that they have received many calls in regards to the lighting sample at the Grossmont Park.  Most of the calls were in favor of the light, however a few homeowers asked if the brightness of lights could be reduced.  Management suggested replacing the 100 watt light bulbs with 50 watt light bulbs to cut the overall brightness in half.  After a brief discussion the lighting issue was tabled until the next regualr board meeting.

Wall, Management informed the board that the wall survey would be conducted in a timely manner by a licensed contractor.   TRBM #51 reported that his wall is structurally deficient and that he wanted it on record that it is an association wall and not his.

NEW BUSINESS
Mrs Shaver reported that  TRBM #71 has a portable basketball hoop in the front yard and she has received several complaints from neightbors.  A letter will be written to the homowners asking them to store it when not in use.

There being no further business to discuss the meeting was adjourned at 8:15PM.  The next regular meeting will be held on Monday, December 6, at the TurtleRock Community Park, 1 Sunny Hill, Irvine at 7:00PM.
