Directors present:  Earl Luff, Carol Shaver and Paul Jones.
Directores absent: Omer Kadaster, Jim Gibbons
Others present: 36 homeowners (sign in sheet on file), Jake Harle of Harle, Janics and Kannen, Jason and Stephanie Cleveland of Association Services.

THe meeting was called to order at 7:00PM by the President, Paul Jones, at the TurtleRock Community Park, 1 Sunny Hill, Irvine.

APPOINTMENT OF INSPECTOR(S) OF ELECTION.    After asking for threee volunteers to validate the proxies an tally the votes, Paul Jones appointed Mr. Reibe, Mr. Barber and Mrs. Karpovich as the Inspectores of Election.

INTRODUCTION OF CANDIDATES
Paul Jones introduced the candidates as follows: Lana Barber, Elmer Biggerstaff, Tony Esporma, Omer Kadaster (incumbent), Walter Lieberman, Earl Luff (incumbent), Fumiko Takemura and they each gave a brief statement.  <ed: Omer Kadaster was not there, Earl declined to give a statement>

NOMINATIONS FROM THE FLOOR
Paul Jones asked for nominations from the floor.  There being no nominations from the floor, all were asked to cast their ballots.

ANNUAL REPORT BY THE PRESIDENT
Paul Jones gave a brief statement <ed: what did he say?> He thanked all the board members for their efforts and support they have given.  Paul also wished all of the candidates running the best of luck in the election.

RECESS:
Paul moved to recess at 7:30PM while the Inspectors of Election validated and talled the votes.

RE_CONVENED
Paul Jones calle the meeting back to order at 8:55PM.

TALLY OF VOTES/CERTIFICATION OF ELECTION RESULTS
Management presented to Paul the tally of votes.  Mr. Jones announded that Mr. Luff, Mr. Kadaster and Mrs. Shaver have elected to serve on the baord for the next two years.

There being no further business, the meeting was adjourned at 9:00PM.  The next regular Baord of Directors meeting will be held on Monday, December 6, 1999 at 7:00 PM at tge TurtleRock Community Park building, 1 Sunny Hill, Irvine.
